After a long day at work, you come home to stoke the fire in your three bedroom, two bath home. Your kids are running to greet you at the door. They each have their own room. You have the garage you wanted to tinker in and your wife has the yard she has always dreamed of. 
You stoop to pick up your children and the puppy you got them on the day you moved in licks your face. You are overjoyed as you hug your family because you are working towards another one of your dreams.

Family of 1 - $27,350
Family of 2 - $31,300
Family of 3 - $35,200
Family of 4 - $39,100
Family of 5 - $42,250
Family of 6 - $45,350
Family of 7 - $48,450
Family of 8 - $51,550

(80% area median income 4/1/2006)

Contact the Project Manager by calling (406) 535-7488 or stop into District VI HRDC or the Lewistown City Offices for a pre-application. Once you have submitted a completed pre-application, a personal interview will be set up. Pre- applications will be processed on a "first-come-first-served" basis. Within two weeks of completing the personal interview, you will be notified regarding your eligibility.

The HRDC 6 Loan Review Board sets policy and makes decisions regarding applications. After lender approval, your application for down payment and closing cost assistance will be submitted to the Loan Review Board. If your application is approved, you will be notified of the qualifying amount of project financing in writing.

 


There are a variety of Lewistown lenders who participate in First Time Homebuyer activities. The lender will be responsible for the final qualification of both the applicant and the home to be purchased. The Homebuyer will be required to provide a minimum of 1% of the purchase price of the home as down payment.

 


The home must be located in the jurisdictional boundaries of Fergus, Golden Valley, Judith Basin, Musselshell, Petroleum, or Wheatland Counties and must be vacant or owner (seller) occupied. The home must meet HUD Standards for FHA Insured loans or Rural Development Loan Guarantee Program standards and Section 8 Housing Quality standards, including lead based paint regulation requirements.

 


You will be required to attend an approved Homebuyer Training Course. The schedule of dates and times classes will be offered will be given to you at the interview. The classes will help you make informed decisions when you are looking for a home.
